What the walk-in cooler repair
involves.
A walk-in is a room, and repairing one means looking at the room as well as the machinery. Inside, the evaporator hangs from the ceiling with fans that pull box air across a cold coil; in a walk-in freezer it also carries defrost heaters, a termination switch and a heated drain line that carries meltwater out. Outside, the condensing unit sits on the roof, on a pad or on top of the box, and its coil and fan reject the heat the evaporator picked up. The door is the weak point: a sagging hinge, a torn gasket, a failed frame heater or a tired closer lets warm, wet air in, and that air becomes frost on the coil. The technician reads the box and the product temperatures, watches the fans and the defrost, checks the coil and the drain, then goes to the condensing unit to clean or measure the condenser, check the fan and the contactor, and read the circuit with gauges when the numbers point there. Repairs range from a new door gasket or evaporator fan motor to a defrost heater, an expansion valve, a leak repaired and recharged, or a new compressor or condensing unit. Where refrigerant has to be recovered, it is handled under EPA rules by the technician on the job.
How the visit goesWhat it usually costsModerate to highest · Walk-in evaporator fan, defrost heater or drain line heater, door gasket, frame heater, expansion valve, leak repair, compressor or condensing unit
An evaporator fan motor, a new door gasket or a defrost termination switch is the lighter end. A defrost heater set, a frame heater or an expansion valve sits in the middle, and a leak found, repaired and recharged, or a compressor or a whole condensing unit on the roof, is the top of the scale.

Walk-in cooler repair,
step by step.
Replace the failed part, bring the box back down to temperature and leave a written note of what else is wearing.
Read the box and product temperatures, the controller and the log, and move food if the walk-in is above 41°F.
Check the door, its gasket, hinges, closer, strip curtain and frame heater for the air leaks that load the coil.
Inspect the evaporator coil, fans, defrost heaters and drain line, and run a defrost to watch it start and finish.
Go to the condensing unit to clean or measure the condenser, test the fan and contactor and read the circuit with gauges.
Replace the failed part, bring the box back down to temperature and leave a written note of what else is wearing.

The business, the climate and the building all change how the walk-in cooler repair goes. These notes are about that, metro by metro.
All service areasTampa BayFL · 31 areas
Tampa Bay walk-ins lose the most food when a hurricane takes the power for days, so a repair visit after a storm restarts the box, checks the condensing unit for wind and water damage and marks on the log the hour the product passed 41°F.
OrlandoFL · 30 areas
Orlando's high-volume kitchens open a walk-in door hundreds of times a shift, and a torn strip curtain, a door closer that no longer pulls tight or a dead heater wire in the frame lets humid air in until the evaporator coil is a block of frost.
Miami / South FloridaFL · 47 areas
South Florida humidity finds every gap in a walk-in's panels, and a box that sweats at its seams and frosts at the evaporator usually has a gasket or a panel joint letting wet air in, not a compressor losing its strength.
New York MetroNY · 75 areas
New York walk-ins are often built into basements with the condensing unit in a hot mechanical closet or on a roof several floors up, and a long line run and a stuffy compressor space are checked first when such a box creeps warm.
HoustonTX · 36 areas
Houston summers put rooftop condensing units under months of direct sun, and a walk-in that holds overnight but drifts warm by midafternoon points to a matted condenser coil or a slowing fan motor on the roof, reached without stopping the kitchen below.
ChicagoIL · 50 areas
A Chicagoland walk-in whose condensing unit sits on a winter roof can starve for pressure in subzero air, so repairs there test the head pressure control and the crankcase heater, and a walk-in freezer is watched for a drain line frozen solid.
Los AngelesCA · 95 areas
Los Angeles walk-ins behind crowded restaurant rows share roofs with neighbors' exhaust fans, and grease blown from a hood onto a condenser coil is one of the commonest reasons a box there cannot hold its temperature through the lunch rush.
San DiegoCA · 31 areas
Near the San Diego shoreline a walk-in's condensing unit shows salt corrosion on its fins and fan brackets within a few seasons, so a repair visit there looks at the coil and its wiring terminals as closely as at the thermostat inside the box.
San Francisco Bay AreaCA · 74 areas
Many Bay Area walk-ins in campus cafeterias and restaurant groups report to a remote monitor, and a repair there starts from the logged temperature curve, which shows whether the box failed slowly on a dirty coil or all at once on a failed part.
